Key Functions and Responsibilities

Property Evaluation for Residential Properties
  • Use tools like Propstream to gather and verify property information.

  • Analyze comparable properties within a 0.3-mile radius, considering details such as room count, property size, year built, and condition.

  • Estimate repair costs using the CINCH MAYO (Repair Calculator).

  • Calculate the After Repair Value (ARV) and Maximum Allowable Offer (MAO) using company formulas and multipliers.
Vacant Land Assessment
  • Obtain the total assessed value of vacant land properties via Propstream.

  • Calculate the MAO using a multiplier of 0.3 or 0.6, depending on the property’s desirability and location.
Reporting and Documentation
  • Complete detailed property evaluation reports, including:
    • ARV, repair estimates, and MAO.

    • Screenshots of comparables or land location visuals.

  • Present findings to the Lead Manager (LM) via Discord chat.

  • Collaborate with team members to ensure accurate and thorough evaluations.
Collaboration and Feedback
  • Communicate with the Acquisition team and LM regarding leads and property evaluation requests.

  • Seek second opinions from leadership if needed, ensuring precision and consistency in assessments.

Qualifications and Skills

  • Technical Expertise:

    • Proficient in using tools like Propstream and CINCH MAYO (Repair Calculator).
    • Strong understanding of real estate metrics, such as ARV and MAO.

  • Analytical Skills:

    • Ability to analyze market data and assess property value based on key factors.
    • Detail-oriented in evaluating comparable properties and estimating repair costs.

  • Communication and Reporting:

    • Strong written and verbal communication skills to present findings clearly and concisely.
    • Experience in preparing professional reports and collaborating with team members.

  • Problem-Solving Abilities:

    • Ability to make sound decisions based on market conditions and data analysis.
    • Capable of adjusting evaluation criteria based on varying property types and locations.

  • Experience:

    • Prior experience in real estate underwriting, appraisals, or investment analysis is preferred.
